SELF EMPLOYED MORTGAGE

There can often be a misconception that if you are self-employed, you can't get a mortgage. This simply isn't true. It can sometimes be a bit more difficult to get lending if you are self-employed, but more often than not, it's just as possible to get a mortgage if you are self-employed as when you're employed. Debt consolidation is basically the process where you pay off debts, often high-interest rate unsecured debts such as loans and credit cards in favour of releasing some equity from your home and increasing the mortgage amount. While this will typically reduce the monthly payment of this debt, giving you more spare income every month, it can mean that it costs you more in interest payments over the term. With this in mind, it's absolutely crucial that you seek advice before making the decision to undertake debt consolidation. IMPAIRED CREDIT MORTGAGE

REMORTGAGING AND PRODUCT TRANSFERRING

Every few years, typically two three or five your current mortgage rate will come up for review. This basically means that the deal you are on will end and if a new rate isn’t arranged you will move on to the lenders standard variable rate. This is usually higher than the rate you will be currently on and your monthly payments could jump up, and while flexible its not fixed, so will move up or down in line with the bank of England base rate. This makes it difficult to budget and can be a bit unsettling if you prefer the peace of mind in knowing how much your mortgage will cost every month. There are advantages of being on a variable rate, namely that there are usually no penalties should you wish to repay the mortgage, which can be quite useful in certain situations. Although in most cases we would look to re negotiate a new rate with a lender on your behalf. We undertake all of the paperwork and make this process as smooth as possible to avoid you needing to spend to long having to look into it. Obviously you will likely be offered a new rate with the current lender, but its nice to have that peace of mind that after dealing with us we will work on providing you with the rate that is suitable & right for you.”

COMMERCIAL LENDING

This can be a very complex area of finance as it takes in to consideration a lot of varying factors. Commercial lending can encompass purchasing office buildings, shops, renovation and conversion projects or land. Sometimes it can be a mix of all of these. The fees attached to commercial lending and the costs involved will typically be far higher than the normal residential products although we will gladly guide you through the journey.

STAGE 3:  We will present the recommendations back to you detailing all the facts about the product including charges, fees and individual features. 

STAGE 4:  Once you have confirmed that you are happy to proceed we will then applicate the product on your behalf, deal with the third party companies including insurer, estate agent and solicitor.

STAGE 5:  We will monitor the progress of the application and keep you updated and informed. We are always on hand for any questions or queries that may arise during this time.

STAGE 6:  Once the offer has been issued we will work closely with your solicitor and agent if necessary to ensure that the mortgage completes seamlessly for you.

STAGE 7:  After mortgage completion we will continue to be on hand and available for any ongoing questions.
